ALPHA REAL ESTATE SERVICES ROMANIA is the real estate arm of Alpha Astika Akinita AE, a subsidiary of Alpha Bank AE Greece.

It was established in 2014 with the view to manage large real estate portfolio in Romania. Key objective to implement value enhancement measures while providing integrated services such as:

  • Marketing / sales / leasing services
  • Technical advisory (tendering, supervision and site management)
  • Financial Management (budgeting, collections, payments, reporting)
  • Legal support
  • Third parties contract management: contractors, legal, consultants, authorities,

The company was involved in a wide range of projects such as:

REAL ESTATE DEVELOPMENT:

  • Finalized construction and sale the 156 units residential project Poseidon Residence in Bucharest
  • Finalized construction and sale the 256 residential project Green Vista, Voluntari

RESIDENTIAL PROPERTY MANAGEMENT:

  • Property management for large scale residential projects such as: Asmita Gardens (Tineretului area), Doamna Ghica Plaza (Colentina area), Green Vista (Pipera area), Parcul Privighetorilor (Baneasa area) and Poseidon Residence (Colentina area) consisting in more than 1,250 apartments
  • Fully sold all the residential projects mentioned above with inhouse sales team

OFFICE AND COMMERCIAL PROPERTY MANAGEMENT:

  • Property management for Cubic Center office building in Pipera area (27,000 GLA). Increased occupancy with new tenants and expansion of existing tenants.
  • Property management for Platinum Business & Convention Center office building in Bucharest area (40,000 GLA). Increased occupancy with new tenants like and expansion of existing tenants
  • Property management for 2 former DIY stores in Bistrita and Baia Mare which were fully rented and afterwards sold

LOGISTIC/INDUSTRIAL PROPERTY MANAGEMENT:

  • Property management for Millenium Logistic Parc in Popesti Leordeni. After reaching an occupancy rate of 100% the property was full sold
  • Designed and built an intersection on the National Road DN4 with proper acceleration / deceleration lines which led the way to the sale of aprox 55 ha of land in Popesti Leordeni to various developers
